What Is a Residential Mortgage?

A residential mortgage is essentially a large loan designed to help the borrower purchase a house with the property in question put up as security.

The general idea is to make up the value of the property with a combination of an up-front cash deposit and a mortgage loan which you then pay back in monthly instalments over an agreed term with interest added.

Residential mortgages can only be taken out on a house being used as the borrower’s residence; if you’re using a property for commercial purposes (i.e. letting), you’ll need a different kind of loan, like a buy-to-let mortgage.

How can a Residential Mortgage Broker help you?

There are many different factors to consider when getting a residential mortgage which can easily be missed without the experience of a mortgage advisor.

The advantages of choosing to get advice from CAPC mortgage brokers are as follows:

  • Our brokers are best placed to help you in your mortgage buying decision, we provide you with options based on your specific situation to make sure you don’t end up with an unsuitable mortgage.

  • It is extremely likely using a qualified mortgage broker will save you money. Our mortgage brokers have access to thousands of lenders rates at our fingertips allowing us to find you the best deals. Generally, the money we save you far outweighs the costs involved.

  • Our brokers also have access to private banks, allowing us to provide truly bespoke arrangements, usually used for large mortgages and tricky situations.

In a nutshell, the mortgage market is becomming more complex year on year, mortgage brokers will give you all the information you need to make a confident informed decision and getting a great deal that is suitable to your budget and lifestyle, saving you money time and stress in the years to come.

Residential Mortgage Brokers, how do they work?

At CAPC it’s our Residential Mortgage Brokers mission to source you a mortgage that not only suits your budget but suits your lifestyle as well.

Our advisors have a wealth of experience in this industry and can scan thousands of mortgage lenders criteria’s and rates to advise you on the best options based on your individual circumstances, as well as providing access to private banks for bespoke arrangements.

Our Residential Mortgage brokers will require some basic information before they can research the best deals for you, including:

  • The size of your deposit
  • Your monthly repayment preferences
  • Interest rates
  • Personal information such as your credit history and outgoings

This information helps us to see what mortgage offers you’ll be eligible for and how much you’ll be able to borrow.

At CAPC you will not incur any costs until we reach the application stage (we have given you your options and you have selected to go ahead with one of them). Buying a home is usually the most expensive purchase in our lifetimes, so it makes sense to make the most informed decision possible.

Your home may be repossessed if you do not keep up repayments on your mortgage.

There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances and loan amount. The fee is up to 1.5%, but a typical fee is 0.67% of the amount borrowed.

There is no guarantee that it will be possible to arrange continuous letting of the property, nor that rental income will be sufficient to meet the cost of the mortgage.
